@Brian PowersHard Money Lenders base their approvals specifically on the house & deal/equity, but get to know them personally in advance - the deals you’ve done, so your 3C’s: Capacity, Capital, and Character can be vetted.

I’ve walked away from multiple decent ones in my chosen market of ~300,000 population as a result of the listing realtor or their brokerage being shady characters.

All these are already in my character and I’m mentally prepared for the grind.

The same market knowledge/awareness, the same cast of characters, etc.

Are there ways to judge a person's character/background to determine they won't spread information? 

It's called the 5 C's of credit character, capacity, conditions, collateral, capital
