Especially since you're assuming the GC is handling architecture and engineering, which I did not assume.

I have also taught college architecture.  

I feel fairly confident about saving up for cosmetic fixes, but we do a fair number of reno's in my field (landscape architecture) and there's always something funky you can't foresee that usually takes a bite out of the budget. 

Also, if anyone knows about steel buildings, container homes, and industrial style architecture, I'm interested in those as well.OR if you need boots on the ground in the SW Washington/NW Oregon to check properties out, drive by rentals, or whatever else I can help with to learn the industry, I'm your man.

I would think I can't be charged as: 1) there was no disclosure at the time I purchased, and no formal notices have been issued now regarding any costs for damages,2) I did not cause the damage (missing flashings) and the board clearly knew about the violations (discussed at a board meeting along with deck issues on my unit), 3) the condo docs clearly say the association 'owns' the entire wall, from outside in, up to and including drywall, so should be an association repair, AND, 4) more importantly the condo docs also say the association 'must approve all changes to the building' through a process called 'architectural control'.
