Inflation tends to push nominal non-inflation-adjusted real estate values up (like everything else... big mac costs twice as much, but your salary is twice as much, and your rent is twice as much, so it's all a wash), but oh look your 30YF mortgage balance and rate is the only thing that did NOT go up on you.

I believe you need to be sponsored by a broker, meaning you need to work for an agency or strike out on your own as a broker in addition to the license itself.I'm sure you're not the first person to think of this idea, I've thought about it on my own, so there must be a brokering agency that has investor-agents on their staff and maybe take some nominal fees while you do all of the work.Following the thread to see if any investor-agents know.

You are correct, that the market DSCR is 1.25, however there are programs out there that are lower and higher, and there are even programs that have no Min DSCR requirement - just have to know where to find them!

@Drew Sygit He would have a provision in each lease stipulating that if regulations prevent rental arbitrage, the lease is voidable at his option with a certain amount of days advanced notice provided to the lessor, and no or nominal fee paid to the lessor.
