However, I've turned off Instant Booking as we've gotten enough inquiries without it.

I have now been getting a few nibbles from realtors and I recently received a couple serious inquiries into the property. 

They were roughly 15 points higher but I think a recent hard hit inquiry lowered the number.My wife and I have a combined, established W-2 of 161K annually.No major debt except for my primary home, an escrowed mortgage of 1600/month.Here are my top two options:20-year note at 4.63% with 20% down30-year note at 4.75% with 20% downI'm leaning towards the 30-year note because I'm not concern about paying off the note faster with less interest but more concerned about getting a higher cash flow with the least amount of cash upfront.CAN I GO BACK TO MY LENDER AND SOMEHOW NEGOTIATE A LOWER INTEREST RATE?

@Kevin Allen I just wanted to add that I am predominantly a listing agent and do my best to always answer any inquiries, whether you are working with another agent or not. 

This inquiry threw me off quite a bit but I'm gonna see what we can work out. 

If you decide to go without an office, I would get a PO Box somewhere offsite for rent checks, inquiries, etc. and then set up a good website.

Multiple inquiries as previously mentioned won't do you any favors in this type of situation either.

My question is how do you get past the credit inquiries and new loans killing your score.
