We're looking to start investing in Florida with a motivation of snow-birding at some point. 

totally agree, I sell more deals for Columbus to out of state than the locals because they don't have liquify. even literally real estate agents with all the data at their finger tips there isn't enough motivation to convince them 

It's incredible how much you can get done by simply:- Treating your VAs well, like people with feelings and families to provide for (because they are!)

It's also incredibly expensive and hard to make anything cash flow.

For starters motivated sellers do not typically bring this up.

Its incredibly easy to setup and relatively stable.

I don’t expect to be someone that finds incredibly cheap deals that become worth double what I paid.

The motivation is great, but I disagree with most of the advice here because at 20 years old, it's pretty silly to say "I don’t want to be chained down by the 9-5".

And anything within a block or so of the ocean is going to take an incredible beating from the winter weather salt air etc etc.. and then you have the Tsunami that is coming with teh massive earth quake that will come and that will wipe out whole towns on the Oregon coasts.

Because we are not here to sell you a course, we are here to motivate you to actually take action and invest!
