We love all the areas around Balboa Park (Banker's Hill is a gem).

Of course there will always be hidden expenses, so a healthy contingency budget is a must.  10-15% contingency is recommended.From personal experience, I'd go with 15% contingency next time around.

However in each of these deals, there's three little words hidden in the description - "cash offers only" that completely derail any momentum in securing the property.
