I have the best luck with lists I create from my own methods of researching neighborhoods and by home ownership.Many have told me, and having been in sales a long time, that most deals are made after the 4th or 5th contact, yet I have been told by people that call that my post card sits on their fridge or desk until they are ready (which can be up to 6 weeks so far.)

It looks like the fridge and dishwasher are stainless steel so I would definitely build on that more expensive existing upgrade and paint the cabinetry (white). 

They also bought me out of my fridge in the rental that had a heating element in the door go out for 900 dollars.  

In my market stove, fridge and dishwasher are standard and I do cover those under my lease.

Next thing you know, you're out an appraisal and inspection so you come out of pocket almost $2K above appraised value to buy the property to save your other $1K to find out that the HVAC doesn't work and the Fridge door fell off on move in.
