I don't want them calling me 2-3-5 years later and trying to get me to sign releases...that's just killing brain cells for me...better to get it done the right way anyway.

But you did notice a bug that was 100% our fault in that the cancellation link doesn't work on mobile devices... that's an oversight on our end because we didn't expect people to be setting up and editing their sites or their account on their cell phones... mainly on desktop... but as soon as you alerted us to that we fixed it. 

They know it only takes one call to my cell phone to have emergency repairs handled immediately.

That will probably weed out at least 50% of the people looking.When someone is approved, you can change the voicemail message and continue using it for renters so they aren't calling your personal cell.

My cell phone doesn't have this option, but maybe it's an application that could be added.I've not experienced a challenge regarding a photo for documenting status of move in or move outs and I also take photo of apartment door partially open showing unit number.

I know this is the obvious, whatever you do if there is not enough fat in the deal just give it a miss. 

I have the number on the sign linked to a separate cell phone I carry and either answer it when I'm available or let it go to voicemail and return the call ASAP.
