Storage Units? Any info would be great?

So I'm into the house buying and renting. Lady with family just got ahold of me about 54 mini storage units in 3 buildings on same property. Asking payoff for mortgage around $142,000 can take less she said so I will find out. Don't know anything about storage units but she had a full appraisal done couple years back and that was $229,000 she said. I'm gonna go by and look at them today. She said it's poorly ran and she wasn't good at it. Any help or advice would be greatly app

    I own a 60 unit and getting ready to add an additional 30. Love it! Easiest money I've ever made. I also have 16 SFH rentals as well. Once you get them full you will need to visit the property maybe once a week or so, mostly towards the beginning and end of the month. Mine has an RFID card system on it so I'm able to easily lock people out of they do not pay and can do this from home remotely through a VPN connection. It's insane what people will pay to store their garbage....
