I will keep you posted regarding the progress of my project. yes my job will be a full rehab ..I can imagine knocking down some walls to open up space looking for a more modern layout ..moving electricity, refinishing/putting new flooring, gutting kitchen, new cabinets, counter tops, full paint outside/inside ..possible new deck, yard, possible cosmetics in the basement (new carpet, finish walls etc) ...properties selling for under 50K in my area are needing all that ..I hope I will not discover too much while opening walls. most of those houses are winterized with no utilities running ..so once I switch electricity/gas/water on ..lets see if the thing will not fall apart ;-)

He also works for a marble company where he is able to get a lot of material for countertops, floors and other for less than wholesale.I have not done any of the work however I have paid 100% of all costs.The questions that are coming up now are:Do I stage the properties when we are going to sell?

He asked me if I would be interested in having him install granite counter tops in the kitchen.

I was speaking of the painted countertops covered with the "fifty coats in one."

We get in there and they replaced some mechanicals but mostly carpet and paint with countertops etc.It's like an old car.

I like laminate wood floors, long lasting roofs, granite countertops, gutters and vinyl siding.

So, I'm going to re-face the drawers and doors on it and replace the counter-top on it with granite and install a vessel sink.  

I like to spice it up with a ceramic tile or glass back splashes and granite or marble tile counter tops.  

You could add LED lighting installed hidden away under the cabinets, this provides a great look, extra light for working in the kitchen and adds value at a low cost.If you're looking for new flooring, possibly look into buying bamboo floors as they're popular currently and thus are often over stocked and can be bought from a company like lumber liquidator for around 1/ per sqft.This sink fixture is often the only thing needed for the sink to look new, getting one with a hands free feature would be an added cost item.Another low cost-high reward option would be replacing the counter top and repaint the counters and cabinets.
