Install granite counter tops?

Hi all,

I have a tenant in my 1bd who works for a kitchen remodeler. He asked me if I would be interested in having him install granite counter tops in the kitchen. He can purchase the materials at cost. Besides the normal precautions with having a tenant do work in exchange for rent, would you advise installing granite in a rental? This is a B+ property in a B neighborhood.

I'm wonder if it will allow me to price my rent higher for that unit. I'm also concerned if a tenant were to damage the granite.
