If I purchase this cabin, I want to do a complete update which would require parting with most of the furniture, so I have a few questions:1.How do new owners remove large and numerous items from a cabin if you are remote?  

Of course, your bid will be extremely important, but it would be a challenge to get to the point of executing a bid proposal if we aren't confident in much of the above items.  

Do all these requirements carry over to CFD origination?

I doubt they carry the appropriate insurance.There may be more reasons, but that should be enough.

Seasoning and vacancy are a consideration, but a DSCR lender should be able to consider those items accordingly. 

One item I'd like to see them add is the ability to track mileage.  

The only difficulty is I’m trying to find a multifamily property in an older housing stock area but nonetheless an owners unit inside a larger house is the goal but hopefully I can get lucky with the items you pointed out as well. 

I’m less concerned about the small items, and I focus on where big costs surprises can come up (new sewer lines, breaker upgrades, galvanized piping, etc) so I can re-trade my offer appropriately.

Include the rent for the 2 weeks along with an itemized list of other costs (eg if you had to clean). 

Does Cash invested include carrying costst?
