Tenants are running a non-profit organization

Current tenants rent our property (detached town home, 4b2b) for one year and want to extend leasing agreement recently. I connected my previous neighbors on how the tenants are behaving in the past year, and heard that they are generally polite, but they are subletting for a while. PM checked with tenants on the subletting and they claimed that these are the relatives who are students here. We thought it is ok if it is true and we need to put their name on the agreement, until tenants said they are also running a non-profit organization. They proposed higher than market rent, but want to keep 2 people from thee organization volunteers in one room in future.

We checked the website of the non-profit organization, their program include several categories, including helping international children to school, housing for the homeless, etc. Looks like more complicated circumstance than I expected. Now I wonder those three girls who has already lived in are also part of the so called organization.

What should we do? Any comments/suggestions are welcomed.

I would not renew their lease. They have already violated the lease by moving people in without your permission. They are also running a business in the house without permission. I would not trust them to follow the rules in future.
