Do direct market campaigns, online marketing, phone calls, and whatever else you think will reach motivated sellers. 

With out starting my own direct mail campaign I don't see 2% in a great neighborhood being likely for me as an out of state investor, I shoot for 1.5% but I still have hope of finding a 2% deal eventually.

Depending on your budget you should launch a multi-level marketing campaign.

I just sent out my first directmail campaign and I'm starting to get some calls as of yesterday.

After reading long enough on BP, we decided to start a DM campaign to absentee owners.  

I have been pricing out the direct mail campaign also.

I'm in the marketing department of a real estate investment company (turnkey properties), so my forte is more copywriting, social media campaigns, and marketing collateral design.
