Since I was in Texas and planned on staying there I found out that I was qualified to take a test and get a broker license in real estate so I took the test and got the license even though I never did that full time.Regardless of what I had I felt more comfortable in the construction business.

I'm just wondering what some people's rules of thumbs in the region are for like flipping or rents.Bigger Pocket guidelines are usually like 70% rule of thumb for flipping and 2% test for BRRR.The Bay is kind of a special child, so was wondering what kind of numbers people look for here?
