Most long term parks require tenants to fully skirt their RV (so look for skirted units) and most tenants who really are staying long term will build an addition, deck or patio, install a storage shed, create a garden, and show other evidence that they have made this their permanent home.

(You can use purchase price plus cap ex (your $$ into home improvements like new deck) or fair market value (your home's expected sale price), whichever is lower.

Not sure if you have any template pitch deck that you work with but anything that you can share would be great.

All new windows (some larger, some removed), new floors and paint, removing a few walls that aren't structural, two net baths, making a basement into a room, closing off another room by extending the floor a little and adding a very small piece of wall, adding a swamp cooler, new water heater, vapor barrier, replacing kitchen cabinets, adding tub in one of the bathrooms, moving toilet bowls a little, adding a larger deck, etc etc

I have an attorney on deck that I used to go to school with that helps me out and if I needed to evict he would be the first person I turn to, I hope I never have to evict someone but not paying what you owe is a pet peeve of mine.

What is the ridge line and decking  look like? 

We have one color we use for porch decks and floors, and 3 interior colors that we can choose from.

I am about to start turning a property rent ready and have a deck in the backyard (see pictures below).
