Snakes will come out of the woodwork if they smell someone with $$$ and not sure what to do with it.

i would rather be on teh phone looking for great deals.I would disagree with you that there is a grey area. either someone is brokering or they are not. if someone sounds like a broker, acts like a broker and smells like a broker, then they are brokering. in my opinion. 

That wet dog smell thats hard to get rid of .

I agree with you to pick our battles with tenants and agree even more that he should get rid of this entitled tenant asap; this is probably not the only problem he's had with her and we know for sure it won't be the last.
