For example, this past Tuesday on the Fulton county auction they had a house that is listed in the MLS for $6 million and it was sold to the highest bidder for $1.2 Million.   

A good PMC screens for and attracts the right tenants, for a much lower price. 

Do any of you experienced investors/landlords/property managers have effective strategies you use to make a unit more attractive?

Most professionals will recommend a separate LLC for every $1 million in assets but I don't think that's necessary.

If you need a $50,000 loan, that would cause someone who does not know you to think that there is not millions of dollars floating out there to go after.

I would probably ask for 1 or 2-month minimum rental.Has anyone already had experience on Furnished Finder, or done anything similar (and if it's already been covered a million times, apologies)?
