Sometimes of course we look at big areas and speak in generalities when there are significant submarkets and price ranges and ages that have different characteristics.   

I have a healthy income and have built a solid financial base for my age.

I was about to comment without noticing it's age. 

They are pushing rent control, some of the laws that the cities and state are pushing through are down right Anti Landlord.This is turn is creating a lot of people that are just hungry to get in to the game, they see these properties hit the market but have no idea about the laws that they will come across. 

It could also be the age of the systems (roof, electric, plumbing, heating) or other factors. 

It's fantastic to see your enthusiasm for diving into real estate investing at such a young age.
