James Hamling You might need to re-read my post, obviously I am not talking about 100k gross sales on the contracting side, if you read my post, it is interpreted as 100k gross sales (on Material purchases) when you are talking to a representative or manager, there is no way for them to know a contractor's gross sales.

@Chris Shelton,There is only one answer to your questions:  read and re-read the North Carolina Landlord/Tenant laws, and act according to them. 

However, rereading your post, it looks like you asked should you stop contributing to your 401K and invest in real estate instead.One could argue if you should contribute up to the match.
