I have a different rental with bathrooms on all bedroom levels and I get much more per bedroom in rent for it.These bathrooms where put in when indoor plumbing was considered a technological innovation, so they might have under estimated how often and how long people spend in them.

Technology is partly to blame for this, but still I don't think everyone advertising and saying a 6 pack, being rich, getting a hot significant other etc is easy and can be accomplished with this one thing for only two payments of 39.99 helps at all.

I was in the military, moved into a career in technology and healthcare and have recently transitioned into management consulting.I'm interested in investing in long term buy and hold 2-4 unit properties, possibly shifting to small apartment complexes in time but for now my goals are to 1.) buy 2-4 properties a year to diversify my investments in a vehicle that will outperform the S&P and 2.) have a good mix of appreciating and cash flow assetsI found Bigger Pockets by listening to Paula Pant's podcast, Afford anything but not everything.

PM for us small guys is a tough go...if you own less than 30-units (example), you won't receive the attention of the larger or institutional investors...Columbus was just named top real estate market in the country...things are jumping here...most PM's won't even enter zip codes they perceive as risky or not worth their time because they don't have to...they can set their own fees now, but it's breeding competition...as the market peaks here and out-of-state dollars continue to roll in, you'll see a few companies emerge with more competitive rates...the alternative is to leverage technology and self-manage...Aside from that, it's just a matter of vetting the 200 PM companies in town until you find the right one.
