Something to consider since you mentioned you have acreage, with a large enough pavillion you might even look to do use it as a wedding venue or other large family party/anniversary. 

There is no wrong answers here.Buying in rougher neighborhoods can be very lucrative.Landlords are there for a reason.However, you must count the costs of doing business in these areas and determine if this is the right venue for you.If you do decide to go this route, consider section 8 housing.The beautiful thing about this type of rental is that the money comes in like clockwork and will be on the higher spectrum of the rent scale.Further, you should still do your own screening but you have the benefit of knowing that the municipality screened them as well regarding criminal and such as well.If the tenant breaks the rules of your lease, they stand not only to be kicked out of your place, but may also get kicked out of the program as well. 

Hello everyone,I just realized that I will be traveling on Dec 1st (the first Monday of the month) so I would like to meet on Dec 2nd at Eureka Natural foods in McKinleyville.The venue I had in mind will not work out so if anyone has found a place please let me know, I am continuing to look.  

Legal battles are for after you've exhausted all the other venues and are backed into a corner.Fighting eminent domain would cost you a fortune.

For a building reference: Every magnificent structure started first by digging down... to prepare the site for a solid foundation... upon which the structure would be built. 

If so charge a fee to enter the hunting preserve.Plant trees along the shores and down some in the water to make fish hiding spots for anglers.Sponsor drag-boat races once a month.Rental pedal boats, call it courtship lake and have a wedding venue for rent with a view of the lake.Sell it to the YMCA to use as a summer swimming camp.If you own the land adjacent, build on that.Easier fish to fry than this project.Just my 2 cents...
