There is currently not a mortgage on the property, but due to the s-corp ownership, refinancing is not going as easily as I'd hoped.

Otherwise, I'd say watch those areas closer to Micron understanding the barrier to entry will be significantly higher in exchange for the lower risk.

I'd like to invest more in that area, but it's much more expensive and harder to find deals.  

Putting it all together: If I were starting over and looking for a house-hack in Denver, CO today, I'd be looking for a 4 bed / 3 bath property in the $500K - $600K range in an up and coming area (like Aurora near the medical campus).

And the plot thickens....I would imagine there is "in the event of default" language in the collateral assignment agreement that states what the lender can do to recoup their funds.
