Within the last month or 2 this person has been in and out of the hospital and being tested for some pretty serious things.  

Not “testing the waters”, I am actively looking for a hard money lender to get started.

Also you could run a test ad on craigs and get a feel.

I past the test first try, and credit the hundreds of practice questions the school provided.  

Is there some sort of legal litmus test for whether something is trash vs whether it needs to be put in storage?

I recently listened to a podcast wherein an out of state investor referenced google maps in order to judge the vitality of a given neighborhood, but I have qualms with putting my (and my partner's) money behind a virtual litmus test of a neighborhood.

The advantages of my online course were: awesome test prep at the end of each lesson, audio of the entire course in lessons, videos with stories for lessons learned, and many tools that I use today for marketing and such.  

If you are willing to try the tow for late rent I believe it would be a huge asset to landlords if you are successful and it is determined as legal.This needs to be tested.

I've noticed tenants generally try to test you in the beginning of a relationship to see how much they can get away with.
