Appreciation is icing on the cake.

I like to look as appreciation as the icing on the cake but not my main source of income. 

LOL - every job I have left on this rehab looks like cake after that one.

I'm am in SoCal and the city of Anaheim just decided it's no longer allowed. 

A simple tip is to change the hvac filter quarterly...it's a piece of cake and cheap...the tenants can do it themselves.

You are being selfish and in your quest to "have your cake and eat it too", you may end up with three vacancies.One other thing to keep in mind is that two vacancies at the same time is easier to fill than two separate vacancies.

mine were completely caked from years of neglect (prior owner), and water dripping behind then, rotten fascia. 

I understand the power of appreciation, but the advice I read about on BP and in other places is that (when doing buy-and-hold investing) you should consider appreciation icing on the cake, and not go into deals banking on it. 

I would be pumping the tank and checking that their is not a build up of caked phosphorus blocking the inlet into the tank if they did not find a solid blockage at the rebar.If it is a blockage at the rebar buy yourself a industrial hand crank snake or rent one, not a cheap home owner snake, and clear it yourself in the future.
