He has also done most of the maintenance on it.At 50 he realized he has little in the way of retirement & needs rental income to ensure he can in fact retire & get through the winter layoffs.

There are thousands of motivated seller out there who can't sell because of Winter time.

I just took the summer and winter tax and divided by 12.

Your alternative is losing stacks of those Benjamins to continued lost rent, paying attorneys and the court/administrative costs.Messing with the utilities in the dead of winter in Chicago will only put you on the wrong side of the law.

@Matt Overbee in the winter, there are indeed less buyers, but with that being said, there are less homes as well.

With that being said, my loose plan for this year is to save what we can and start actively looking fall/winter.

Here in GA you have winter maybe 3 or 4 months a year so the heater component sits and the A/C is used much more.

I've tried promotions during winter months when it's harder to find renters, but without much interest.
