There is a reason why corporate jobs are a guaranteed route to middle/upper-middle class.

The lower the Cap rate the stronger the investment grade aka Walgreens/ Target A class ( upper 5's at the moment ) tenants etc...

@Parris Crockett I originally owned a duplex (owner occupied.. total fixer upper) and after that, when I started looking for my next property, it took almost a year to acquire. 

The upper triplex, which is 5 bedrooms, is ours exclusively. 

I'm looking to do a 1031 exchange on my owner occupied duplex in Los Angeles, where the upper unit was my personal residence for more than three years and the lower unit has been used as a long term and short term rental.

Cost and arm and a leg.  

Also noted some water intrusion on upper floor window jambs.Seller says tough s**t!

I am hoping you are correct.I read another post from someone who has the ultimate fixer-upper as a tenant. in addition to that, this one wants everything HER color, and HER style.

They are fixer uppers but are in great neighborhoods and have promising appreciation value in the next five years. 

I wouldn't worry about it, from what I know, legally speaking, she doesn't have a leg to stand on.
