Like Emily said, a number of shocking facts (or not so shocking to many landlords) have come out in the press recently on how few Americans can come up with a thousand or even four hundred dollar in an emergency....A FINRA study on The Financial Fragility of Renters was just one (with lots of stats).So no downpayment is a big one, as is credit score, and even with those who have resources, they  may want the flexibility to move or freedom from extra work or costs of maintaining and repairing the home.Even items like student loan debt or fear about the economy hold others back (still some out there who feel the sting of the housing bust).

Forgot what it's called but it's important in the student-housing niche.

I have chosen my niche which will be students flats.At the time I am studying construction civil engineering and I want to buy my first house next year (3 years left of school) in the big well known city among tourists and students in one of the european country.

She bought a property in an area where there are lots of student renters. spent almost 10k for minor cosmetics and repairs.

My name is Gabriella Pleasant, I have no real estate background, and I'm a full-time college student.

The property is worth 210k and I owe about 140k on it.I have another 80k saved up and would like to put about 60k towards my next property (leaving 20k for emergency funds, rehabs, personal fund etc.)I have zero debt (no student loans, no car payment) outside of the HELOC I had to purchase the first property I stated above and most of my living expenses are paid by my employer (car, gas, cell phone).I am based out of Central Pennsylvania and am looking to stay somewhat locally for my first few properties (Harrisburg, Camp Hill, Lancaster, Hershey etc.) and am not really interested in out of state investing.Just looking for some advice or input on what you would do next if you were in my situation,Any input and info would be greatly appreciated, Thanks!
