If you want to pay for a skip trace but that is usually for lists, you can do some good old fashioned Google detective work as well.

When I find records like this, how would I know if they still owe without wasting my money and time skip tracing them and bothering the owner over an issue that may be resolved already?

I don't think i'll be using the direct mail feature as often.I think the skip tracing feature is quiet expensive, so I don't see me using that feature.

Every time I've been burned and had to end up dealing with a much bigger problem, bug/rodent issues affecting surrounding tenants, city notices, tenant skips town after giving their sob story of being behind on rent, etc...All that to say, if the lease is month-to-month, let the tenant know what has to happen or she has to go.
