Based on the book “set for life” (fantastic read if you haven’t already) we want to focus on keeping our commute reasonable as that can become a strain on both time and money.

What savings we had was used for food, diapers and medicine, including a fall I had on my wedding anniversary down our flight of stairs breaking my ankle, tibia, femur, several toes, ripping my knee up and tearing my rotator cuff.

Advertisements for open units clearly state which utilities are included, and it varies.Many will say it is worth the money to get everything metered separately and have the tenant pay directly.Any time something is prorated, it is not directly tied to usage and it can be awkward when you tell two tenants that their cost is going up because usage went up when only one of them filled an unauthorized above ground pool with water… when they figure it out it is detrimental to already strained neighbor relations.In my area the landlord is completely responsible for the WSG bills, so we kept them in our name and included an average amount in rent.

What messages can you consistently send and rotate, about situations that are appealing to you?

Who would be a respected tenant by the owners - a former farmer (may try to "help"), a family on an experiential vacation (may prove to be more of a nuisance), visiting nurse/a Veterinarian/ rotating physician? 

Septic isn't terrible but get all of the tanks inspected and just plan to have a rotation schedule to pump them.
