With respect to the equity, If you have 25% equity in the property you may be able to pull out some money depending on what the lenders LTV guidelines are.  

The gap was 22.1% in the South, and much larger in the Midwest and Northeast, at 52.0% and 60.0%, respectively.

The house had way more potential in person than the mls photos showed.I know the market well here. 

I realized after my post that she left the drivers license # field empty and when asked to supply a photo ID so we can verify spelling of name for the credit check rerun etc.. and get license # from her as well.. he took all day to respond and left message said she found another place and no longer interested..

It's a federal crime to tamper with the mail and USPS has its own team of well-respected investigators for this.
