As a 25+ year veteran on the CRE side and an entrepreneur of CRE brokerages that have recruited 100's of brokers/agents understand not all, not nearly even many, operate in such flagrant dishonest manner.There are many many ethical and trustful agents/brokers who care deeply about what they do, and equally or more important how they go about doing it.

I had been VERY turned off by two hard pitches from EXP agents, promoting "wealth through recruiting", but decided to give EXP an honest look.EXP has outstanding tech and the DMB actually walked me through the Maine terms and forms so I could write an offer on my own home.

I highly doubt you would go to jail for the one infraction, that is even if you got caught.If you start a ring of deals where you recruit a bunch of buyers to pose as owner occupants only to flip and pay $10k fines about a hundred times, then I think you might risk jail time.So, to answer your question, yeah, you could probably buy it with the "intention" of occupying it, but then shyt happens, right?
