I'm getting a fair bit of interest but every tenant who inquires disappears as soon as I share the following qualification standards with them.

Rates are in the 5's and the only qualification necessary is your credit and the property's cash flow. 

Have very clear qualification criteria written down that you can apply to each prospect.Another thing I do is I have language on my application so people are aware that we are choosing the BEST applicant from those that applied.

I would come up with some form of qualification, an application process for this that actually more so works to quallefy them for the market rates. 

If one moves out and they find another roommate, that person must meet full background and qualifications before moving in.

Most people get around this by partnering on their first deal so both partners sign on the loan with one bringing their past experience/qualifications.
