Most of those calls asked about owner financing, and I finally told one caller that I would only consider it with 20% down (on a $140,000 price).

Right now any callers are going to be looking for something no later than May 1.

I'm really happy with my response rate but most of the calls have been a waste of my time (2 callers I added to my buyers list).

I recently sent out thousands of postcards to absentee owners and hired a very expensive, REI-focused answering service to answer the calls for me so the callers can speak to a live person instead of having to leave a voicemail message.To my surprise, this answering service is only answering about half of the calls and letting the rest go to voicemail.

I've had similar results with virtual assistants and cold callers. 

I cant remember which podcast I was watching but the phone number on his postcard that he sends to homeowners sends them to a pre-recorded message that sort of qualifies the homeowner and then they can leave a message...

I know that after the wave of first callers from the postcards that think i can offer them full retail cash will diminish but the quality of leads will increase also but I do want to begin to increase the quality of my leads.
