I hired a licensed contractor to do the work but still ran into so many issues with the inspectors. 

Jeff is also a licensed escrow/title officer so we close many transactions as well.

Or get your license and list yourself if you want to save the comp.

If you are doing electrical work without proper licensing (even if you have the skills) and without permitting, you are putting your house at risk and your insurance.

And be sure to check licensing requirements for the business activities of the LLC. 

So far I can think of:  - Using agency resources to get my RE license - Trying to make connections with agents who work with investors (as opposed to typical homebuyers)  - Learning the local market through osmosis/exposureAny ideas and/or insights would be well appreciated. 

Get your real estate agent license, of course. 

In my free time, I am working to finish the coursework to get my RE license. 

We will choose our general contractor based upon reputation, references from my own commercial construction contacts (I have held a LA State - Building Construction license since 2001), their solvency, then finally their proposed bid.
