To imply that all of las vegas is gang infested is ludicrous.

Just because the numbers seem like they are good a high crime or drug infested neighborhood could ruin you. 

Found one with an unkempt yard, and papers taped on their garage door about having a mosquito infested pool and that they were being fined by the county for it.So i find out who owns the property by calling the local assessors office.

Make sure the observed termite evidence is the result of an active infestation. 

The tenant moved out this past weekend, turned off all utilities, left some furniture, food in the fridge, and trash throughout the house on top of all the damage listed above and left a roach infestation.  

Take a hard look at the properties for slip, trip, and fall hazards; loose and missing electrical or plumbing fixtures; obvious leak sources- roof, supply piping, or sewage; exposed wiring; adequate lighting in all common areas; fire hazards; sources of combustion gases; pest infestations; peeling and cracking painted surfaces; loose or flaking insulation or other coatings; inadequate electrical, water, or other utility services.Deal with the obvious first.

DeKalb County has decent properties in urban areas that are not drug-infested.
