Is there any immigrant investor over here?

I've taken tenants with short credit history as that's the norm when it comes to anyone that recently immigrated here. 

No, but I'm in Canada and our government has had massive immigration creating a housing shortage.

Lots of smaller, older home were likely to be torn down in big cities so buyers can build larger infills.With Trudeau and his government allowing 5 million+ immigrants in over the last 5-7 years (which is not sustainable), our population has grown too quickly and it has created problems.

My guess (and certainly not to judge) is they have two illegal immigrants working for them or a priority arrest conviction.

Once covid clears up, immigration will increase, and things will get better.

Do you expect continued rent growth and appreciation due to immigration patterns + city expansion?

I didn't know how much, which has been a nice surprise, but I knew I could do something.I'm a child of immigrants from a culture where wealth goes into starting a business or owning property and not stocks.
