Well...This is not some magic product or course or strategy...This is honestly and simply JUST pure logic, common sense and intelligence to  not follow the other 95% of people on BP that fail.Everyone has a big mouth claiming they are the expert and that what they do works..

I was word of mouth for years, 100% referral, never had to market, still don't.

@Jeffery Callis Tesla is building the Cyber Truck in Austin so they are outting money where mouths are actually.

Word of mouth referrals will lead you to the better candidates than other means. 

Big mouth still no proof!

The outcome was we sold the property for a profit to a very nice woman whose granddaughter could not have been happier to have "her own room."

I am looking for something through word of mouth.

Again, your reputation and your word must be pure as 24 carat gold in this business, and anything that even hints at shady dealing or talking out of both sides of your mouth must be avoided at all costs.  

I have meet ppl that will wholesale deals at meet ups and word of mouth.

I'm sure a real estate agent has a way to see delisted properties, in my case, I just have a small list of properties I've seen listed and not sold over the last few years. for unlisted properties, word of mouth and spotting vacant houses.
