If you get someone that demands to see all the wiring and pipes they will demand holes get cut in the drywall for visual inspection.

One has a non-functioning wall-mounted gas heater and the other one has an electric baseboard heater.

We've looked into some of the numbers regarding setting up a functioning field: Rental equipment, store/shop, compressed air supply, climate controlled storage for paintballs, liability insurance, staffing expenses, etc.

Within the last two months I did what I thought was making my home “renter proof” got rid of carpet, added new appliances, repaired and painted walls, fixed up the landscaping for some visual appeal.

As an "outsider" it just was just hard for me to wrap my head around given that the base ecosystem largely functions like a "single employer" (if you will) for the micro-area.  

Having done deals in the industry in multiple states I can say the net effect of pot is a reduced vacancy rate among second/third generation industrial properties nearing (or already) functional obsolescence.

@Rick Baggenstoss The kitchen is not very functional in its current state.

Seems like it would work well as a mudroom, especially since the existing entryway doesn't have any mudroom functionality at all.
