Looking to get my feet wet in real estate investing in Atl and Charleston SC.Can anyone recommend a real estate venture with minimum risk for a newbie, Wholesaling, Flipping, etc?

(low prices, not oversaturated, consistent year round demand)  I have been researching the market for STRS myself, currently I just own LTRS in Memphis. 

You're doing the right thing by getting your feet wet with wholesaling, let that flip come naturally don't feel like you have to force it to happen because that's a whole nother ballgame.

We operate an 80M portfolio of just coliving properties and that is our main source of clients year-round, mainly are just moving to the area for a new job, internship, or grad school and the room rental is their preferred stay. 

I equate this more to my Maltese yapping like crazy at my Bernese Mountain dog every time he comes within 10 feet of their food. 

You figure out the ARV by getting comps(properties recently sold in close proximity to the property you are considering, with similar features - Bedrooms/batrooms/square feet/etc. and sold within the last 30-180 days).

Many of them charge an additional fee over 10 feet, and some are scammers just looking to get in your house and try to tell you that you need a whole bunch of other services (that they can provide for an additional fee).  

From my understanding, DM is most effective if you can do several rounds 3+.

We've been laying the groundwork for a move to a larger property via running these 22 (soon to be 23) units successfully on our own, and by participating in syndications as passive investors where we learn at the feet of investors much more experienced in large multi-family projects.
