.- keep in mind that things like spices, towels, sheets, tp, paper towels, propane for bbq's, cleaning supplies, coffee filters, soap, have to be kept up to date, clean and refilled when you have weekly renters. 

I've also been heavily exposed to the finance side of the business, so I feel like I have PV, NPV, IRR and other rate of return calculations down cold.  

There's no money in it buying from the owner (aside from short sale which most likely requires it to be exposed to the market).  

However, our holdings company actually owns the property. i understand there is a ton of paperwork and tax headaches that come along with this, however, we have been through a federal level legal ordeal in the past and we're not going to allow ourselves to be that exposed ever again.God forbid, in the case of a random car accident, where the opposing parry wants to sue beyond  our umbrella limit, our property assets would not be judgement proof.

With the possible exception of some small rural electric or propane company, I have never seen an electric/gas company pursue a personal judgment against anyone (phone and cable companies do, but rarely, and they are just quasi utilites).

If your criteria is that cut and dried then you would have to turn them down or expose yourself to a possible charge of discrimination.Our criteria never said we automatically excluded felons.
