If you're not desperate to make enormous amounts of money, this may be a good place to start, and the surrounding rural areas are lovely!

because of my rep.Any wholesaler that needs to go to those meetings simply couldnt get rid of the contract online, and are desperately trying to get rid of them. 

They wanted to ad a fee on top of the listing.I find this really disrespectful to agents, and it feels desperate.

Just tell them you ARE interested and tell them, "Let me think about it"if your phone blows up in the next month, them relentlessly trying to get you to buy it... obviously they are desperate and it is a poopsicle sham!

A crappy sign hand written classless, desperate, .. useless.You say you are going to buy their house in cash, but you can not afford professional marketing?

(tip... we make FAR easier deals when people are not desperate.

Have no clue what it entails to sell or price the house, have super crocodile bath breath, have no idea what upgrades are worth, have no clue what items of their house brings value and what items do not, and what items actually reduce value (a crappy pool, a desperately needed to be torn down shed) etc. etc.Although motivated sellers, they are in many aspects worse than a blind targeted lead where you have to argue and debate trying to convince them their house is really not all that!

It is my opinion that you will NEVER find useful wholesalers during such meets.The wholesalers you will find during these meetings are those that are desperately wanting to "Co-wholesale".. i.e. they have no leads of their own and can not find leads of their own and try to make money off of other peoples leads.Or/and, wholesalers that need to network to make money.A serious wholesaler does not have 1M buyers.
