Ideally, you have a couple close relationships you can speak candidly to about your thoughts, and if those relationships are also people who would be interested in investing, you are able to pick their brain on deal structures they would invest in, and therefore kill two birds with one stone.

The housing may remain affordable, but it will result in worse living conditions and deteriorating neighborhoods.See, here is where I keep wracking my brain; under what scenario does it make sense for the desired outcome? 

I call it, "The Blind leading The Blind", or maybe one person in your group is a genius who has terrific real estate experiences, is knowledgeable about every facet of real estate, is a workaholic and the others are brain-dead 24/7 beer-drinking zombies. 

If they're a family friend they may let you pick their brain over lunch or coffee, but if it's ongoing, you helping them will teach you a ton.
