With sellers debating sell for Cash vs. hold out since their hunks of junk are "a goldmine", how can a new wholesaler know what a truly fair but profitable offer is?

I debated whether it was neccessary or not but realized it could help my business growth.  

I posted the pictures because it felt like the thread was turning into a debate as to whether CA investors really needed to look out of state to find a deal. 

Currently we pay based on gross net, debating if it should be based on something else.

That unit needs to be brought in line, everyone should be pretty clear on that already so there shouldn't be much debate, but is there any fallout that could affect you personally or the property as an investment?

Let's not turn this into a pit bull debate and politics as it has been discussed at length in the past.For every statistic that someone can show them as lovable and huggable then another can show the exact opposite.I have had varying animals all my life so know a lot about them.

One question I'm debating is that my lawyer was thinking of asset protection and suggested I set up a lender LLC to hold a mortgage on the property.
