Keep the line of open communication on it all and that will be the best option. 

She has already been great so far communication wise, she keeps the place spotless, and she has lived there 5 years, making me her third landlord while she has lived there.

So, communication is kept within whatever platform the booking is made in.

Recognize being the GC is work, requires strong organization skills (especially with tight timelines), decent communication skills, and design skills.I have acted as GC many times and have done well on these rehabs but I recently completed a large rehab (completed mid May).
