Many agents are lazy and do not take the time to add photos that illustrate unique characteristics, incorrectly add the unit numbers, bedroom count, or fail to verify the square footage that could be greater than the public records the MLS autopopulates. 4, Many MLS properties are listed under the incorrect categories (multi-family under the residential section, multi-family under commercial etc.).

Thank you to all in advanceCarlos near east side is on fire. we are building two triplexes in 43203. there are plenty of new builds, variance requests, at least 800 units going in to this small submarket over the next few years, very strong market. any downtown adjacent within 1.5 miles is where our focus is. higher rents, higher price per square foot exit, plenty of land to purchase right now, total control in new construction.

1) It is hard to say which strategy or financing to choose but I believe the first step should be getting pre approved and seeing what you can afford and start narrowing down your options maybe you can’t afford large multifamily or don’t have the capital for a rehab on a BRRRR so something like a single family or small multi family would make more sense. 2) Figure out what strategy you are comfortable with, you mentioned you had a wife for example, maybe house hacking a duplex (living on in unit and renting out the other) will be more comfortable than house hacking the basement of a single family. 3) As for financing, get pre approved see what you can afford and maybe you only have enough for FHA 3.5% down and closing cost, I don’t know the Spokane Washington market.

You can’t because the tenant would have to say…I only want to live in this 2 square miles, I need 3 bedrooms, I want a 2+ car garage, I need a yard for my big dog, I want laundry in the unit, it must be on the ground floor, nobody above, between 1200 and 2,000sf.
