The only negotiation with the tenant after the judgment is the payment plan for the money owed to you.

So she's just behind in her mortgage and probably has a notice of default or whatever the procedure is in Florida.Your ability to get a loan for the home has nothing to do with her payment history on the home.  

If it is accrual, then when you actually make the payment does not matter.  

Last year, on my 9 properties I had negative cash flow after accounting for mortgage payments, etc.

As stated i have had OTAs initially refuse payment but end up paying so this may end with favorable results for the host, but the host has to go through some additional hurdles.https://www.biggerpockets.com/forums/530/topics/1224322-airb...I think OTA competition is good for both hosts and guests.  

After they asses what all needs replacing or what they feel needs replacing they'll submit to you what they're willing to cover and deductibles and payments etc. 

Publication 15, Employer's Tax Guide, says only this much:...Payments for the services of a child under age 18 who works for their parent in a trade or business aren't subject to social security andMedicare taxes...No definition, and IRS publications are not really law anyway.

you're going to be INvesting for the first few years... rental income from the property isn't going to start paying back what you spend in closing costs, rent ready costs, stabilization costs, down payment, etc. for several years at a minimum.hope this helps - not trying to be negative, just realistic.
