I love hearing the success stories of people implementing the strategies that i've learned from BP and other sources.  

We went in, showed the tenants the rental comps, implemented leases, collected security deposits and raised rents to market.

Through all the reading and hearing (podcasts) I have absorbed, direct mailing is one of the best strategies to implement for after market.

Owners get a break for the state sales tax they implemented a couple years ago.

I appreciate the advice and will implement similar things into the text of my letter.

The owner can legally implement a community rule change banning the use of oil heating and force all residents to replace their furnaces to use electric or propane/natural gas.Be careful in assuming a community owner has no rights or taking advice from those that do not invest in land lease communities.

A bad review or getting flagged by Airbnb are two scenarios where implementing the back up profile would mitigate the damage.

I just cringe when investors think they can read a book and implement this stuff in these asset class's.. we all get hit. .stuff stolen.. it sucks. but if you want hi returns your going to take these risks  

Hi guys, it seems like since the "Stress Test" was implemented checking for "borrowing strength" by mortgage advisers depends solely on income/salary regardless of cash in hand.
