But most are not in the inland empire.

@Peter Li If you want to find cash flow properties in California you might have to look in the central valley like Fresno, or Bakersfield or the Antelope Valley or out to the east in the Inland Empire which is where I do my marketing and wholesaling.

I am a licensed realtor from the Inland Empire in sunny California.

All that being said even the inland empire is not great from an immediate cash flow perspective, but if you are in it for the long haul and/ or total return you can make it work.

We lost a lot of $$ by working with Empire Property Management so I had to fire them eventually.

Are there any agents in the Inland Empire or greater California that specialize in real estate sales involving a divorce or probate?

Believe it or not, I gained a lot more knowledge from podcasts......flipping houses for rookies.....the flip empire from alex pardo......etc.....they gave me a ton of knowledge
