I like the EUR/JPY for its wild spikes.

I currently live in Greenville and grew up in a nearby, small town and can agree the growth and potential for more is here. last couple years has seen quite a spike in commercial/residential growth and with bigger industries moving in.

Inventory is spiking and sales are dropping.

And as you can see below, this amount spikes during times of economic tumult.

Hopefully your cash flow goes up as well, but Indy doesn't have a lot of huge spikes in rental increases, so the cash flow is a little slower to grow in my experience... but everything changes in time.

Due to their Dec 2022 error, my escrow account was incorrectly charged an additional $26,000 when my neighbor's property taxes were paid from my escrow account, causing my monthly payments to spike up by 5K(!!!)

I'm sure it is tougher now than it was before because of the spike in crime in the last couple years.

Mortgage and refi applications have spiked the last few weeks since rates have come down.
